Helpful Tip: Zoning Requirements

Every county has it’s own restrictions, regulations and guidelines for the properties in that area.  And believe me, they are not all the same.  Make sure you find out what the property is zoned for before you buy the land. You can find this information on any property page under the “Property Specifics” area (pictured below)


Zoning codes are an important bit of information to have when researching a property. They essentially tell you what you can do with a property (with the right amount of elbow grease and permits, etc.) Of course you’ll want to look at each property individually to make sure that you can really live your dream on your piece of vacant land, but the best place to start is by checking out zoning codes. There are two schools of thought on how to proceed with Zoning Information.

Zoning-SearchOn one hand, if you already know exactly what you want to do with your property, you should conduct a search to make sure the property is zoned for what you are looking for. This can be done through filtering in searchLandCentral and you’ll only get results that match your Zoning. Please note: since all zoning codes are different across the country we have done our best to simplify them for this search filter. Please look in the property specifics to see the exact zoning code and definition!

Another idea is to hold on to the property for a while and not worry about what it is zoned for, so it doesn’t matter.  When the time comes where you know exactly what you’d like to do with the property, you can apply for it to be re-zoned. This option is a bit more risky, but often works out just as well.
