Fairfield Glade, Tennessee is a retirement community located in central Tennessee near the town of Crossville. The entrance is less than six miles from Interstate 40, and you can drive to Knoxville in an hour. Nashville or Chattanooga can be reached in only 90 minutes. There are about 3000 homes built in this community, and twice that many vacant land lots awaiting development. This is an established community with many services and amenities already in place for the people who live there.

The land in Fairfield Glade is generally tree-covered. The development is located on the Cumberland Plateau which means elevations are around 2000 feet. This makes for milder summers than in many other parts of Tennessee. The monthly average high temperature in this area is only 82 degrees. The winters are also usually mild. There is around 11 inches of snowfall annually and a monthly average low temperature of 21 degrees. There are paved roads throughout Fairfield Glade, although some vacant lots are still located off of gravel or dirt roads.

Fairfield Glade was named a Top 50 Retirement Community in 2013 by “Where to Retire” Magazine, largely because of the year-round activities this retirement community offers its residents. There are 11 lakes scattered throughout the subdivision. Two of them have beaches and marinas, and the other 9 also offer boating and fishing options. Largemouth bass, catfish and yellow perch are the catch of choice in this area.

Golf is played almost year-round at Fairfield Glade, and there is a wide variety of styles, terrain types and difficulties for players of every skill level.

Golf and fishing aren’t the only fun activities available here. Fairfield Glade has indoor and outdoor swimming pools, award-winning tennis and racquet ball facilities, miles of walking paths and hiking trails and a dog park.

One of the best features of retirement communities like Fairfield Glade is that all of your services are combined in one location. You can buy your groceries, visit the hair salon, fill up your tank and go out to a nice restaurant without leaving this self-contained community. Fairfield Glade also offers 24-hour security, fire and ambulance services. There is a primary care clinic in the downtown area, and the Cumberland Medical Center is less than 10 miles away.

You might think that living in a community with so much to offer is beyond your reach, but prices are actually quite reasonable. The cost of living in this area is moderate. Tennessee has no state income tax on wages, and low property taxes more than offset your HOA dues. For nearly all vacant land lots in Fairfield Glade, the combined property taxes and HOA Dues are less than $50 per month. Even for the developed lots, you can get into a $300,000 home for only about $1500 per year of combined taxes and HOA fees.
